Our Client is a fast-growing real estate company that engages in residential development, real estate investments and asset management. Its sustained growth has created a need to add an experienced Site Acquisitions and Development Manager to the team.
Site Acquisition& Development Manager reports directly to the Country Manager of the company or the person appointed by Country Manager.

Main responsibilities of the function:
Ensure/lead the acquisition, development and commercialization of real estate projects, as well as the coordination thereof. Acts as member of the project team, with a special focus on the market, design and revenues in order to achieve the timely delivery and profitable sales of the project within the beside mentioned constraints.

Main tasks:
• Site Acquisition& Development Manager is responsible for the process during the acquisition and development phase (=conceptual design, preliminary and final design phase). Conducts, together with the Project Manager the internal and external development teams, in which besides colleagues (when applicable) of design department, market research, legal department, property management, marketing and communication, finance, and the Project Manager, also municipal governments / authorities, external consultants, market parties, partners or any other parties necessary to complete the project may participate.
• Site Acquisition& Development Manager is responsible for the process, which defines the starting points for the valuation of the (rental/sale) income out of projects and the realization of this income.
• Determines and guards the market positioning of the project.
• Site Acquisition& Development Manager develops, formulates, and guards as the main responsible (but together with the Project Manager) the spatial, functional and architectural concept, and the Program of Requirements of projects within the context of marketability, feasibility, politic environment, zoning/town/country planning, and financial starting points.
• Site Acquisition& Development Manager acquires and prepares projects, and coordinates the development-, realization-, and investment exposé's with respect to the rental/sales income figures and starting points
• In cooperation with legal advisors Site Acquisition& Development Manager initiates and conceives Letter of Intents, Cooperation contracts, Joint venture agreements, and land purchase contracts a.o. with (municipal) governments/authorities and/or market parties (terms and conditions, prices). Site Acquisition& Development Manager is also responsible for all internal processes, presentation and approval of exposes.
• Formulates the study exposé's and the belonging budgets. Contracts third party consultants with respect to such studies, within the agreed starting points and controls and guards the approved budget for the studies.
• Maintains a network of contacts with governments (voivods, authorities, civil servants of Cities, Districts, and Country) and market parties (like agents, architects, consultants, urban designers a.o.) relevant with respect to the development and acquisition of real estate projects.
• Site Acquisition& Development Manager is responsible for the realization of the starting points with respect to the sale and/or lease of projects. Site Acquisition& Development Manager coordinates thereto the process of commercialization of the project, in close cooperation with the Project Manager, other project team members, resulting in the final sale/lease agreements.
RequirementsEducation & experience:
• Academic working and thinking level with 8-10 years of relevant working experience
• A Profound knowledge and overview of the project development processes and knowledge of processes of other disciplines
• Fluent in English in speaking and writing
